Zoning and Building Bylaws

What are some items that require a Development and Building Permit?
- structures/buildings 100 square feet and over
- all structures/buildings attached to the principle residence (additions, decks, sunrooms, etc.)
- demolished structures/buildings
- structures/buildings being moved onto or off of a property
- fences over 6 feet
Note: This is not an exhaustive list of items requiring permits, please contact the RM Office or check the Zoning Bylaw and Building Bylaw for more information.
What is Required when Submitting an Application?
Further information may be requested throughout the permitting process in addition to the following.
- Application Form - Development Permit
- Application Form - Building Permit
- Site Plan - including the following:
- the site and its dimensions
- identify "north" and where the road is located
- the location and size of all existing buildings and structures
- the lcoation and size of all proposed new structures
- the proposed distances of the new development from the property lines
- for new construction: the proposed location of sewage system and water supply
- Development Permit Application Fee (you will be notified of building permit fees after the building official does a plan review)
- Building Inspector Forms (if applicable)

- SR-1 Summer Resort District - Canora Beach, Good Spirit Lake Summer Resort, Ponderosa, Sandy Beach, Trappers' Cove, M&M Tiechko Beach, and Northshore Resort (page 34 to 38)
- SR-2 Summer Residential District - Good Spirit Acres (page 39 to 43)

For SR-1, SR-2, SR-3, and SR-4 Districts:
- Minimum floor area for Principal Uses: 67 square meters (720 square feet)
- Maximum floor area for Accessory Uses: 100 square meters (1076 square feet)

Plumbing and Gas Permits and Inspections
Licensed contractors are responsible for submitting valid/paid permits to Technical Safety Authority of Saskatchewan (TSASK) before any work has commenced for either gas or plumbing within the building.

Carbon Monoxide and Smoke Alarms - Protecting People in Their Homes
"Effective July 1, 2022, all buildings in Saskatchewan with sleeping rooms are required to provided early warning protection against the effects of carbon monoxide (CO) poisoning, smoke and fire."

Development Permits
~ Applies to homes on Agricultural land and structures used for non-agricultural purposes, Burgis Beach Hamlet, Good Spirit Acres Hamlet, Bella Sands, Canora Beach, Good Spirit Lake Summer Resort, Ponderosa, Sandy Beach, Trappers' Cove, M&M Tiechko Beach, and Northshore Resort.
- Development Permit Application Fee: $25.00
- Development Permit Application Fee for a discretionary use: $50.00
Important: A permit will not be issued until all fees have been paid.

Building Bylaw and Building Permits - for all areas of the R.M. of Good Lake
The R.M. of Good Lake No. 274 has passed a new Building Bylaw effective March 24, 2022. The Building Bylaw applies to all areas of the RM (resort, agricultural, acreage, etc.)

The Building Inspector will need to review your plans for construction. For a new house, cabin, and additions structural drawings are required before an approval will be issued.
For Relocation of Existing Buildings, the following is required:
- 2 exterior photographs and any previous damage to the structure must be stated.
- $2,500.00 performance bond (Schedule A to Bylaw No. 02-2022) is required with buildings being moved into the RM Resort areas. This will be refunded only when the lot is in presentable condition.

Planning to demolish a building? Firstly, we need to know so that you don't pay taxes on a building that isn't there.
